November's Market Showed Buyer Demand is Still High in Rockland County

Rockland County Market Snapshot for November 2022 along with the stats of each of our five Towns.

The new inventory and the written contracts have once again declined from the prior month. However, since our market is seasonal; it is expected this time of year. The time homes are spending on the market is still extremely low compared to pre-2020, averaging at just 25 days. This certainly shows the strong demand from buyers.

Haverstraw leads the county with the shortest days on market. Clarkstown led the County with more than a third of the closed transactions. Ramapo soars once again, leading in the County with the highest median sales price.

Here’s a comparison of the median sales price for the month of November for prior years:

November 2022: $616K
November 2021: $600K
November 2020: $519K
November 2019: $465K
November 2018: $459K

September's Market Showed Buyer Demand is Still High in Rockland County

Rockland County Market Snapshot for September 2022 along with the stats of each of our five Towns.
The new inventory declined just slightly with  224 new listings hitting the market. Despite the shift in the market because of economic changes and the increase in interest rates, we are still seeing high buyer demand here in Rockland. This is because of our continued lack of inventory. Our median sales price this September came to $655K.
The September sales were deals put together primarily in June/July.  Here’s a comparison of the median sales price for the month of September for prior years:
September 2021 - $575K
September 2020 - $522K
September 2019 - $485K

$170,325,116 Sums up the August Volume for Single-Family Home Sales in Rockland County

Rockland County’s Real Estate Market for August continued to show the market is still robust contrary to what national news reports.  Based on single family homes, the county had 237 new inventory, wrote 178 contracts and closed on 247 homes. Rockland’s August median sales price is $650,000.

To further contradict the news media, the proof is in the numbers. The August median price point from previous years is far below today’s prices!  2021:  $577,000 median sales price.  2020:  $500,000 median sales price. To go back one more year (pre-covid) 2019; $461,250 median sales price!

Yes, the mortgage rates hike has cooled down the very white hot Real Estate market here in Rockland County, but it is certainly still red hot. We still have low supply, strong buyer demand, and Rockland County being a desirable area all continues to be the major drivers of our market staying strong.
